A shell build, a managed build and a fully finished home are very different briefs. Explain which parts you want a builder to coordinate and what you will arrange yourself. Set out who owns the design decisions, inspections, procurement and programme so gaps do not fall between separate appointments.

Once we have looked at your project, we set up your own project area on Pinnacle and send you the link. You can see where the project stands and what happens next, read the tradespeople we introduce by name, ask one of them to contact you, add photos or documents as the work is scoped, tell us if something is wrong, and keep the project up to date as things change.
A clearer quote
Ground conditions, access, service connections, specification and finishing level all affect the budget. Ask for assumptions and allowances to be visible. Compare the same scope across quotes and agree how stage payments, changes and completion will be recorded.

Yes. State the current position clearly. An early discussion can help define the scope, but it is not permission to start construction.
Explain that in the brief. Coordination, scheduling and responsibility for interfaces need agreeing when more than one party appoints trades.
Use the same drawings and specification, then compare inclusions, exclusions, allowances and assumptions. A headline total alone is not enough.
An agreed scope, responsibilities, programme and payment terms, alongside the design and approvals relevant to your project. Ask about outstanding decisions rather than leaving them implicit.
Yes. Registering a project and being introduced to tradespeople costs you nothing, and we take no commission on the work.
No. There is no obligation at any point. Talk to whoever we introduce, get quotes, and walk away if none of them is right for you.
